PHOENIX, AZ, UNITED STATES, November 4, 2026 /EINPresswire.com/ -- BatchData, a U.S. property data company, today announced that roofing, solar, HVAC and other home service contractors can now see which homes may sell and who just bought. The tools are BatchRank AI propensity scoring and recent-sale data, available on BatchData's national property data platform.

A home sale triggers repair and upgrade work. BatchRank scores how likely each U.S. home is to sell in the next 6 to 12 months. Recent-sale data identifies the new owners.

Home service companies commonly find customers through shared lead lists and broad mailers, where several contractors can buy the same lead.

To find recent buyers, companies filter BatchData records for homes sold since a date they pick and for households flagged as recently moved, within a service area. A mover may rent or own, so owner-occupied status can be added to keep a list to owners. Smart Search can send new matches as they appear.

BatchRank, BatchData's AI propensity model, gives each U.S. residential home a score from 0 to 100 for how likely the owner is to sell in the next 6 to 12 months, with a High, Medium or Low category. The model reads property details, ownership history, market trends, lien data and other signals. A score is a signal, not a sale date, and it does not guarantee a sale. Together, the two let a company reach the seller before the move and the new owner after it.

Home service trades use the data as follows:
- Roofing: Companies call owners with a high BatchRank score first and combine the score with year built, roof type and roofing permit history. Recent sales point to new owners of older roofs who may need a replacement.
- Solar: Owners can be sorted by score. A low score points to owners not likely to sell soon. A high score points to owners who may sell, and later to the new owner who buys the home. Roof cover and living area filters narrow the list.
- HVAC: Companies use the score with system age, permit history and verified owner contact details to reach a homeowner before the sale. Homes can be found by year built, heat source, air conditioning and the date of the last HVAC permit.
- Other home services: Plumbing, electrical and remodeling companies use the score the same way, and pest control companies can reach new movers in a service area.

"Many contractors still rely on shared leads and broad mailers, and they learn about a sale too late," said Ivo Draginov, President and Co-Founder of BatchData. "By identifying recent buyers and showing how likely a home is to sell, we give contractors better timing. A score is a signal, not a sale date, so contractors pair it with the home's age, permit history and verified owner contact details to decide whom to reach first."
